Planning the Budget for a New Roof

Roof replacements rarely come with a single round number. Two houses on the same street can get quotes thousands of dollars apart, and both can be fair. The price is built from a handful of factors, and knowing them makes quotes easier to read. Many roofers also offer ways to spread the cost. RGB Construction, for example, lists financing for qualifying projects on its site.

How Roofers Measure a Roof

Roofers don’t price by the house. They price by the “square,” which is 100 square feet of roof surface. A typical two story house might need 20 to 30 squares.

Roof area is larger than floor area. Overhangs add to it, and so does pitch. A steep roof covers more surface than a flat one over the same footprint.

Hidden Costs Worth Planning For

Decking is the big unknown. Nobody can see it until the old shingles are off. Setting aside an extra 10 to 15 percent of the quote covers most surprises.

Permits, dumpster fees and haul away are usually in the quote, though not always. It’s worth checking. Interior repairs from past leaks, like stained drywall, are a separate trade and a separate bill.

Comparing Quotes Fairly

Three quotes is a common target. The lowest isn’t always the cheapest once the details are lined up. One might reuse old flashing. Another might quote a basic shingle line while the others quote a thicker one.

Owners who get a quote from RGB Construction and two other roofers can set the line items side by side, the brand, the underlayment, the decking price per sheet, and see where the gaps really are.

Ways to Pay

  • Savings, which avoids interest entirely.
  • A home equity loan or line of credit, often at a lower rate than unsecured borrowing.
  • Contractor financing through a partner lender, usually arranged during the estimate.
  • A personal loan, quicker to get but often at a higher rate.
  • Insurance, but only when a covered event like a storm caused the damage. Age and wear aren’t covered.

Promotional offers need a careful read. Some “no interest” plans charge all the back interest if the balance isn’t cleared by the deadline.

Timing the Job

Spring and autumn are the busiest seasons for roofers, and schedules fill fast. Late autumn and winter slots can open up sooner, though shingles need some warmth for their sealant strips to bond. In very cold weather, crews may hand seal each shingle.

Replacing a roof before it leaks also saves money. Water damage inside the house adds cost that the roof itself never would have.
